Frank Marinelli is the principal and founder (1982) of the Marinelli Law Office, a Braintree-based law practice of approximately 40 years. Throughout his career, Attorney Marinelli has represented individuals and companies before boards and commissions dealing with land use, entitlements, zoning and real estate issues (Planning Boards, Zoning Boards of Appeal, City Councils, Conservation Commissions, Town Meetings).
Attorney Marinelli has researched, organized and delivered hundreds of presentations including matters concerning shopping centers, hotels, residential developments, industrial buildings, variances, special permits, zoning changes, site plan review, creation of new zoning and overlay districts, subdivisions, road discontinuance and other matters. Attorney Marinelli has been involved with Superior Court, Land Court and Federal Court litigation dealing with land issues – contract rights, variances, special permits, nonconforming uses, right of first refusal, subdivisions, building permits, civil rights as affected by regulatory action, and invalidation of a Town’s zoning bylaw section. Attorney Marinelli has represented clients in purchase and sale transactions, leases and commercial real estate negotiation and litigation. Working with owners/developers and as part of a team comprised of engineers, architects and other professionals, Attorney Marinelli has collaborated on many development and redevelopment projects, including:
Landing 53, Braintree; a mixed use transit oriented $50 million redevelopment comprised of 172 apartment residences and over 11,000 s.f. of commercial space, located proximate to Greenbush commuter rail, and the first redevelopment in the new Braintree/Weymouth Landing zoning district, and negotiation of a real estate tax agreement to encourage redevelopment.
Seascape at Weymouth; development of fifty (50) luxury condominium residences at Weymouth Neck.
Lenox Farms, Braintree; development of 338 apartment and townhouse residences, an over $80 million development by Hanover Company of Houston, Texas.

Ridge at Blue Hill, Braintree; development of 186 apartment residences.

CVS Stores, Hingham, Braintree and Holbrook, MA
Total Wine, Braintree; representaion of Total Wine before Licensing Board to acquire and transfer liquor license to Total Wine, which in 30 years has grown to approximately 190 total stores located in approximately 23 states.
With projects such as hotels and restaurants, Atttorney Marinelli has also appeared before licensing commissions for public hearings dealing with liquor licenses (acquisition and transfer) as well as other licensing matters.
